Our Funding Criteria

We're interested in both property development and let & hold joint venture opportunities enabling experienced property developers with excellent track records to start with no money. The exit for property development schemes can either be build to sell or build to rent. In terms of non-residential let & holds, we prefer corporate tenants on FRI leases.

Property development schemes

  • Schemes with full planning permission, prior approval, permitted development or same use class consents.
  • Residential and mixed-use schemes
  • Target GDV's ranging from £750k - £50m (subject to track record)
  • Individual dwellings priced below £1m (unless proof of regular sales above)
  • Schemes comprising a minimum of 4 dwellings
  • A minimum margin of 20% on GDV pre finance
  • Development programmes up to 36 months
  • Property developer experience to match proposed scheme
  • Regional cities throughout the UK with strong economic outlooks

Property investment schemes

  • Non-residential units comprising a minimum size of 2,500 ft2
  • Purchases £500k - £5m
  • Corporate tenants on FRI lease terms
  • Minimum FRI lease term remaining 5 years
  • Minimum annual yield of 10% gross
  • Regional cities throughout the UK with strong economic outlooks
