How are the properties valued?

We use a variety of different methods in valuing property from RICS qualified valuers, HM land registry records, Rightmove’s Sold Index, and Zoopla’s Zed-Index.

We’re firm believers in local knowledge so obtain two seperate estate agent appraisals as to the values of each of the units once finished. We do not request an appraisal from the selling agent, in the event we’re buying a site from an agent.

Valuers, when determining sale values for open market disposals, will use sold comparables of similar properties in and around the local area. When the exit is based on an asset being sold with income being generated, valuers will adopt the income methodology which is known as a yield calculation.
